How to vote electronically?
You will receive an email from VoteHoa containing your registration PIN and a link to the online voting platform. To ensure you don’t miss it, please add [email protected] to your safe sender list and check all your email folders.
Once you receive the email, follow these simple steps:
- Open the email and click the link to access the voting site.
- Register to vote by entering your name, email, and creating a password.
- Make your selections on the ballot and submit your vote!
How to vote on paper ballot?
It will be delivered by mail. Please be sure to check for your annual meeting notice, which will include the details for the paper ballot.
What should I do if I have not received the email, the mailed ballot, or both?

When does voting close?
Electronic voting closed on Monday, April 21st at 12:00 P.M. Paper votes will be closed on Wednesday, April 23rd at 6:00 P.M.
When will the results of the BOD election be announced?
Wednesday, April 23rd at the Annual Meeting at 6:00 P.M. at North Beach Clubhouse. Virtual option available HERE.
What are the Association’s Governing Documents?
An association’s governing documents are the set of legal and organizational documents that define how a community or homeowners association (HOA) operates, manages, and enforces rules within the community. These governing documents are essential to maintaining order, fairness, and consistency within a community. They help ensure that both the association’s leadership and the residents know their rights, obligations, and the procedures that govern the community.
What are addendums?
An addendum refers to an additional section or modification added to a document, typically to clarify or update existing terms.
What are assessments?
An assessment refers to a fee or charge that is levied or imposed to cover specific costs or expenses.
Do the proposed amendments and addendums that are being voted on involve any additional costs or increased charges for Brandermill residents?
No, there are no additional charges or fees. The current payment structure and processes will remain unchanged.
Do the proposed amendments and addendums that are being voted on alter the current process in any way?
No, the process remains unchanged; it has simply been reworded.
What is the meaning of Section 13, Capital Assessment, in Article V?
The Board of Directors can charge a Capital Assessment to help fund improvements in the community. This fee is 50% of the annual residential lot assessment and applies only to new homeowners who buy a home in Brandermill. If you’re already a Brandermill homeowner and buy another home here, you won’t have to pay this fee again. The fee is paid at closing and does not apply to foreclosures or certain other types of transfers.
What is the meaning of Section 14, Compliance Assessment, in Article V?
This refers to the current compliance process, which includes fines or fees for violations. The Board of Directors can charge a property owner for costs related to cleanup, repair, or maintenance of common areas if the owner is responsible due to negligence or violations. The charges will follow state law and can be appealed to the Board. Payments are due 10 days after the owner is notified, unless another date is specified. This is just a clarification being added to our documents.
What is the meaning of Section 15, Recreation Charge Assessment, in Article V?
This refers to the current process of storage areas or limited-access amenities, such as locked storage and boat storage areas. It does NOT apply to the pools. There are no added charges, costs, or fees for any member to use these areas. The Board of Directors can charge a Recreation Fee for the private use of certain recreational facilities, such as leasing or admission to those areas. This fee covers any related costs. This is just a clarification being added to our documents.
What is the meaning of Section 1, Architectural Review, in Article VII?
The title of the Architecture Review Board (ARB) has been changed to the Architecture Review Committee (ARC). Previously, only property owners could join this committee, but now spouses of owners are also allowed to participate.
This section has been expanded with additional language. The term “prospectively” has been added to ensure that the changes apply moving forward, while also including a legacy clause that allows previously approved home improvements to remain valid under the new guidelines.
What is the meaning of Section 10, Residential Lot Owner Occupancy Requirements, in Article VII?
This non-binding survey is intended to serve as a guide to assist the Board of Directors in future discussions regarding the potential implementation of rental restrictions.
