North Beach Clubhouse
The North Beach Clubhouse offers a fresh, modern feel with abundant natural light and a spacious floor plan, making it ideal for wedding receptions, reunions, birthday celebrations, meetings, and other gatherings. A large kitchen makes meal preparation easy for you or your chosen caterer.

Tour the Clubhouse:
The clubhouse can be toured before submitting a rental request. To schedule a walk-through, contact our Lifestyle Director at Jonathan.Sharp@fsresidential.com or by phone at 804-744-1035 ext. 1007.
The clubhouse features restrooms and is furnished with:
- 29 chairs
- Two 4-foot tables
- Four 8-foot tables
- Five pub-height tables
- Ten round tables
The kitchen features:
- Oven
- Sink
- Two refrigerators and freezers
- Microwave
- NO stovetop
The space can accommodate up to 100 people standing.
Rental Rates:
- Clubhouse ONLY, four-hour block (9:00 AM – 11:00 PM): $400
- Clubhouse AND kitchen, four-hour block (9:00 AM – 11:00 PM): $500
- Additional hour: $75 per hour
- Full-day rental (9:00 AM – 11:00 PM): $750
Additional Fees:
- Damage Deposit: $350 (refundable if the clubhouse is left in the same condition and the key is returned)
- Rental Over-run Penalty: $50 for every 15 minutes late
Cleaning Responsibilities:
Renters are responsible for completing the required cleaning tasks. A detailed checklist is provided on the rental sheet when keys are picked up at the BCA office.
Key Return:
Keys must be returned after each rental.
- If the return day is a business day, return the key between 8:00 AM – 5:00 PM.
- If the return day falls on a weekend, keys may be returned via the BCA office mail slot.
Please note: Keys are limited, and timely return ensures that all rentals have access as needed.
Reservation Requests:
- Submit clubhouse reservation requests via your Resident Portal at least seven days in advance.
- If approved, a rental agreement and payment link will be sent for completion.
- You may also request a reservation by calling the BCA office at 804-744-1035 or in person at the BCA office.
Alcohol Policy for Rentals
