Home Waterfront

A home waterfront is a residential lot that is contiguous with waterfront open space/buffer.

Home waterfront properties are allowed to have 1 motorized boat and 1 non-motorized larger vessel (ex. Jon boat, Sailboats, etc.) that is stored near the water's edge.

Smaller watercraft, such as kayaks, canoes, and paddleboards, must be stored on the property and properly screened from view.

Annual Fee Home Waterfront: $100 per year

Please note: Vessels stored at a residence and properly screened from view are not required to display a BCA sticker.

Boating Rules & Regulations

Boat Registration for Residents

  • BCA members, tenants, and their guests may launch boats at Sunday Park or The Landing.
  • Waterside Park and Harbour Pointe are exclusively for kayaks and canoes.
  • Boats over 18 feet with a motor must be registered with the Virginia Department of Game and Inland Fisheries.
  • All boats utilizing the reservoir from Brandermill property must also be registered with the Association.

Decals & Hang Tags:

  • Amenity stickers are available at the BCA office and must be displayed on the starboard bow of privately owned boats.
  • Decals are required on all boats stored at the marina, on storage racks throughout Brandermill, and on boats kept in the water at home waterfront properties.
  • Members and guests using launch facilities or rentals must display valid BCA hang tags from the rear-view mirror of their vehicles in parking areas.
  • Vehicles with trailers must park in the designated trailer parking lot at Sunday Park. Vehicles without proper parking decals are subject to towing at the owner’s expense.

Registration & Insurance Requirements:

  • All watercraft on Swift Creek Reservoir, whether stored on BCA property (T-Racks, Posts, Marina slips) or home waterfront, must be registered annually with the BCA for identification and access to boat launch sites.
  • This includes windsurfers, paddle boards, and inflatable vessels.
  • Current Virginia registration and insurance are required for all motorized vessels.
  • All registration and insurance documents must match the resident’s name and address. Expired or mismatched documents will not be approved.

Annual Renewals

  • Residents with a storage spot, including T-Racks, Posts, Marina slips, Home Waterfront, Heritage Farms plots, or Locked Storage, must renew each year to retain their space.
  • Renewal invoices are typically mailed around Thanksgiving and include pricing and instructions for renewing.
  • If you do not wish to renew, contact the Assistant General Manager listed above.

Please note: Renewal is required each year, even if your storage items or information have not changed.
